Epic Games have released their complete Unreal Engine 3 (one of the most advanced and powerful game engines around) for free to indie and mod developers. This is a massive step, especially considering that the engine is worth millions, and yet people can now have access to all of the engine tools for nothing at all. The tools have been appropriately named as the Unreal Development Kit (UDK) and can now be downloaded straight from http://www.udk.com/.
Even though it is completely free for folks to create non-commercial games, there is a slight catch if you are planning on making money out of your games. If you are making profit out of them, then you must pay Epic Games 25% of all revenue earned over $5000, as per their licensing agreement. But that is nothing compared to the price you would have to originally would have to pay for the whole lot. But you have to agree, that this is somewhat of a dream come true for game developers.
